Q:  What is your pet policy?

A:  We allow pets with a $100 nonrefundable pet deposit.  If allowed, pets are restricted to small animals.  Aggressive breeds, as defined by the City of Sergeant Bluff, are not allowed.

Q:  What utilities do I have to pay for?

A:  Tenant pays for all utilities.

Q:  Who is responsible for taking care of the yard and the snow?

A:  Tenant is responsible for mowing and snow removal.

Q:  Do I have to fix things myself?

A:  No, Oak Hills will take care of all maintenance and normal repair items at no cost to you.  Tenant damaged items, for example - broken windows, will be billed to you.  Drains are free flowing at time of move in and you may be charged if we have to unclog your drain more often than is reasonable.  

Q:  What appliances do you furnish?

A:  Tenant must supply their own appliances.  Most units do not have central air conditioning.

Q:  Do you allow Section 8?

A:  Yes, we participate in the Siouxland Regional Housing program.

Q:  What applicant checks do you run?

A:  We run full criminal, reference, employment, and credit checks.  All information (such as income, employment, and references) must be verifiable.

Q:  What is the maximum number of occupants?

A:  All units are available to occupants with children as well as the physically impaired.  Two occupants per bedroom is the maximum allowed, children under 12 months are excluded.
